The North had a better industrial system. Because they could remake/manage the goods and production of those goods, they could sustain themselves longer. The South was heavily driven by agriculture. If the fields and plantations were destroyed, so was the livelyhood of the people. It was harder for them to rebound.

The northern states had a manufacturing economy, while the southern states had mainly an agricultural economy. This meant that the North could produce their own weapons and equipment, while the South had to try to buy theirs from sympathetic countries (of which there were not many).
The Union states also had a significant population advantage over the Confederacy.

Larger population. More railroads. More factories. More ships.
The Confederacy's main advantages were the better abilities of their generals and the fact that the Union had to be on the offensive.

I think the main advantage the Union army had was the fact that they were not the enemy of the state. The civil disobedience was started by the south.

army size, weaponry, infrastructure (railroads, shipping imports), blockade on the south, Naval superiority, technology (hot air ballooons were used to scout enemy positions on the battlefield).
The only advantage the south had was the role of playing Defense. They knew the area well, and were in the mindset they had to protect their homeland.
The war should have never lasted 4 years. It should have not even lasted a year.
