The vassal owes fealty to the lord. This means that the vassal must be loyal to the lord. The vassal swears this to the lord on taking up his fief (a piece of land, usually by inheritance). The vassal owes the lord "suit to court" (I think that this is English feudalism. There are other variations.) That means that the vassal will stand by the lord and support the lord when the lord holds court and judges persons. The vassal promises to fight with the lord in the lord's army. If the lord is captured in battle, the vassal promises to ransom the lord.

The lord promises loyalty to the vassal. The lord grants the vassal certain lands and rights.
