I am planning on putting my town home on the market. However, some rooms could use some painting and the carpeting needs to be replaced. I was told that instead of wasting time getting these things done myself, I can offer vouchers to the buyers so they can make they're own renovations. Is this a good option?

I have heard what you want to do as "an allowance" This is selling for a set amount and dropping the price if the people want new carpeting, to repaint a room, put tile in a bathroom, or fix something is wrong. You can set how much you are will to "allow" and adjust it through negotiation. You might get a quote for new carpeting in a room of $500 and they may want specific carpeting and padding for the cost of $1000.

Just decide if you want to do the work or let the new owner. Doing the work before hand will more than likely help the house sell quicker, but if you are using a realtor, have them use the "allowance" as a sales point. Remember that onl 10% of home buyers can see potential in a property, the other 90% want all work to be done before they move in.

If you do the work before hand, kept the colors neutral. Too much character does not sell a house well as your taste may only be attractive to a small percentage of home buyers.

Just do the work. The appearence of the house means so much in selling.

In theory, yes, but you'll almost always get a quicker sale as well as a better offer if the property is in move-in condition.

you can but, watch out for curve balls. there is always a trick to dealing with selling and buying things especially houses.
