Bad wiring, plumbing.
Termite or other insect damage.
Roof leaks.
Bad siding.
Bad, poor insulation.
Structural defects, or poorly built room additions.
Bad foundation.
Bad drainage (water not moved away from the foundation).

Basically, anything that a new homeowner would have to fix and cost a lot to repair.

It all depends on what stage of the house you are in.

Im in the final stage of a new construction. The first stage he look at the foundation. Second stage was the framing. Then he looked at the brick work, wiring, plumbing, HVAC, and instuation. After all that he will come back to do the final. At the final he will check for vents in the bathrooms, dryer, stove, electrical panel, pressure on gas logs (if you have them), plumbing on your sinks, dishwasher, etc.

They pretty much check everything.

Im like this. If I am paying someone my hard earn money to do a job, I want to know that it is done right. That is the point of having an inspector. To insure that you home is safe and to insure that you are getting your monies worth.

A home Inspector is basically looking for functional inadequacies in the home or inspecting to make sure everything is up to code and functional inside and outside the home. They will look at the basic wiring, plumbing, the physical structure including the walls, windows, roof, etc, the a/c unit and water heater. Basically they are looking for anything on or in the home that needs to be repaired or brought up to the building code for that particular area. It is their job to try and find things wrong- and they will.

Foundation damage, damage to joists and load bearing walls. Electrical, heating and air, and or termite damage. Also any dangers that construction on both new and existing homes pay pose such as walkways, stairs (Must be a certain length and width with handrails). Check the building codes for your city. If you are buying a home, this is money WELL SPENT...Also buy the home warranty its only a couple hundred bucks and it is worth it............

a good home inspector checks almost everything that has to deal with the functions of the property!

there are many lazy inspectors who only check the basic stuff.... yeahhhh you know who you are!... shame on you!

most start at the top and work their way down.
roof, shingles, sidings, windows, sealers, HVAC systems, water systems, electrical systems, interiors, flooring, foundations, termite damage, insect infestations, overall appearence.
