you need to cover the basics, set out rules, for
payment of rent/utilities
purchase and use of food
cleaning the home, both daily and heavy duty things (stove, frig, scrub bathrooms etc)
visitors allowed (is notice required, what about over night guest)
notice to be given before stopping the agreement ( a month? is notice at first of month? or can person decide in middle of month to leave during middle of next )
just basically write out each subject, in its own section, so that its clear to both,,,,,,,

Think carefully about what can happen, and write down rules and regulations to head off these problems. If this is your first room mate, talk to others who have experience with room mate, before you draw your agreement.
