We had an inspector come out and do testing to certify our house as an Energy Star certified house. We are getting it appraised next week - will this raise the value of our house?

I used to build energy efficient homes, But it cost me more and people do not care. So I stopped. However it will help you when the savings eventually out weighs the cost of getting certified.(30 years from now) It is the right and moral thing to do, but you don't see Bush in the energy saving business do you? Next time put in stainless steel appliances that waste electricity and your house will be worth more!

Unfortunetly appraisers do not care and it will NOT affect the appraised value. Any appraiser or somebody knowledgable in the industry will tell you the same. There is absolutely nothing on a residential appraisal report that refers to this as a value indicator on a home.

Use it as a selling point when or if you ever decide to sell your home.

So their utility costs will be slightly lower than another house? How much? $20 per month? That's still 4 years before even paying $1000 extra lets them break even.

But it's not a bad thing to mention on your sales flyers.

That will slightly increase the value of your home, since future buyers will face lower utility costs.

mine was and yes..it improved the value..but i had in brand new appliances..and lighting fixtures and a $4,000 furnace..

the furance paid for itself in 2 years..
i've seen houses not sell because the building inspection gave a poor rate because of the roof,furnace, appliances etc.
