Make sure you have a very good picture. I heard some type of statistic that the first impression of your house is the picture that they see on line and that impacts over 50% of their decision to visit it or not. The pic is very very important. Don't ever post specs without a pic!

but, please know this from all the "fsbo"s (for sale by owner) that i have ever spoken with in 23 years!:
especially with a large yard sign, you are going to get calls way late at night and they will be largely from people not even qualified by a lender to purchase your house. they want you to jump through hoops for you to let them see your house.
in addition, there are always the nosy neighbors who do not tell you that the only reason they made the appointment was to compare your house, at your price, with their own!
what a waste of time!
many, many "fsbos" have signed exclusive right to sell agreements (listings) with me and other licensed real estate agents, but especially with REALTORS. we come to your house, we bring "comparables" to show you what price you can expect given the market, why one contract is strong when another is not and would be a headache, WE SHARE OUR LISTINGS WITH ALL MEMBERS OF THE MULTIPLE LISTING SERVICE, meaning, of course, that not one of us has all the buyers for your house as our client--and we do not show your house to those that cannot qualify to buy it and close on the deal. we handle it all for you. you get what you pay for, always, right? we have our families to take care of ourselves and we do not get paid until your sale closes (fyi). we handle all the late night calls, all the screening, and for certain, we are under so many laws regarding agency, ethics, and of course, discrimination. you are going to have to know how not to discriminate given laws that are federal, state, and local. you are going to have to be able to compute selling costs so that you have some idea of the net you walk out of the closing with, in your pocket.
if you are hellbent on selling by owner, please interview a couple of agents before you do it, and look carefully at your work and free time schedule. you may not be able to handle this on your own, or, you may.
