x10 is ok... But I think you can get a step up without having to pay up more, by going threw Leviton... Thier stuff close to cutting edge and what is being used mainstream by all the new Home Technology Intergrators.

You should be able to find a reputable dealer in your area who will install a decent system in your home without the monitoring.
I know Brinks & ADT have a tendancy to have a one track mind on the way they sell security systems so I would recommend that you find someone who is an independent dealer.
But whatever you do stay away from the do-it-yourself systems.
I have seen some of these, & they are not much better than something you might get from Fisher Price.
I just answered a question on this very subject from a guy named "Josh S" so look up that question to see the answer I gave him.
The point I tried to make with Josh is that by the time you have paid for the specialized tools you will need to wire in your own system, wire, & cable, & a system at retail prices, you could have bought & paid for a far superior system, had it installed by a professional, & still have some money left over to take your installer & his family out to dinner.
Besides, your local police may take a dim view on having any more alarms by amateurs in their area. You could find yourself facing some fines if your system proves to be a nuisance due to a faulty installation. These system are tricky to install, & are not forgiving of a less than perfect wiring job, & they usually announce that they have been improperly installed LOUD & CLEAR if you know what I mean.
So check around & find an independant alarm dealer to help you out if you are determined not to have monitoring, although I recommend it, but I am focusing on your intention to get yourself a do-it-yourself system, because I think that would be your worst mistake. At least if you change your mind about monitoring later you will have a viable system that they can connect to. I for one would never connect my monitoring station to a system that wasn't professionally installed in the 1st place.

I have had horrible experiences with a home installer version bought at Costco and one from Home depot. I took them all back and had a pro install a system for me. I do not have it monitored using their service I just have the actual alarm that will sound loudly if someone tries to break in. With the cheaper systems you may never know if it doesn't work properly until it's too late. At least with a Pro you can take advantage of any install specials they may be running and have the peace of mind knowing it was installed correctly by a pro. Also most feature a panic mode which allows you to sound the siren with the push of 2 buttons at the same time. This may scare the burglar away or startle them enough to allow you to call the police before they break in.

We have a full house alarm system put in when it was new.
But stopped the service years and years ago.
It had reached about $80.00 a month and every false alarm then, cost $25.00 when the police had to come. After 3 it jumped to $100.00.
Then we canceled. And have never regretted it.
Usually the labeling is a great deterrent

I just bought a kit from X10 that was reasonably priced. It included what I needed and they also sell extra modules for various things. I have not completed the installation, but what I tested seemed to be just what you are looking for. You install the sensors on the doors and windows and if they are tripped, a noisy alarm goes off. of course you can do the Greek alarm (if you live somewhere outside of a urban jungle) they used geese and peacocks and guiniehens whenever someone came too close the gaggle of fowl birds would wake the dead in the next country and if you ever been on a farm you might know what i mean
