I was interested in buying a home a couple of repairs were listed to be fixed before i would continue the purchase. Repairs were signed off by repairies but one repair was found out not to have been fixed 1st day i moved in. Is the sale still binding?

Most likely yes. Contact your agent and have them send a cure notice to the sellers to remedy the situation. If the sellers ignore you or say they won't make the repair, have an attorney send them a letter. If that doesn't scare them, you can have the repair handled professionally and pay the bill yourself. Then take the sellers to small claims court.

it depends on the sales contract. it can go all the way from voiding the contract, to allowing the repairs to be completed. if you've moved in and signed the papers you're best bet is to work with the seller to get repairs done.
it obviously depends on how serious the repairs were-if it's minor you're probably stuck-if it's major (like foundation repair) the mortgage company will back you.
