Some markets may be better than others. Supply and demand is the correct answer. Depending if your looking at the US or just one state. Here is Florida, The market is, has crashed. it was even said on the news that people that had bought a house a year ago and try to sell it now will actually loose money if they go to sell it just because they will not get back what they bought it for.
But in Arizona, demand for more houseing is up, new development. The houses are to be cheap'r too. Here is Florida, so many Condos and town home went up, no one wants to pay $500,000 for a 2/2 unless your using it for vacation rentals. But Insurance and property tax seems to be holding these properties vacant.

There's no short answer to this one, because there are so many factors that determine real estate prices. Local factors like crime rate, economics, location, and surroundings affect it, as well as consumer confidence, interest rates, and taxes. Even the sale of comparable houses below market value will factor into driving the price down.

Much like stocks actually. Supply and demand. Those are the two factors that run any product in free markets (like the one we have in the United States).
For instance in Florida, where appreciation doubled in some cases, is currently in the low end of the demand curve because there's an extensive amount of supply. There are more supplies than buyers; hence, the sellers are trying to sell and compete...competition brings prices down.

The one factor that no one look at is the market fair honest and is there no fraud. With high profits or increasing of value the good good news and that is your are making money the bad news with investments is it may be a sign of fraud and you better know why you are making so much money.
Did we not learn any thing with Enron and worldcom and the other overnight crashes, they all had record profit till the curtain was pulled down.
