I want to sell my starter home in 2 years, the market is for crap right now. Bought windows last year, but what else will add to the value and not be a wash in just two years time?

you can never go wrong gut rehabbing a kitchen and/or a bathroom. adding a bathroom is a great idea too. even if it is only a powder room that is located near the kitchen (use a pantry or staircase that you do not need), between the dining and living areas, with only a sink and toilet, is a good idea.

windows were smart. the more natural light you add to the residence, the more people like it when it's up for sale.

never overimprove real estate. i.e., if nobody else in the neighborhood uses and has swimming pools, why would you put one in? even if they did, usually a swimming pool will not yield as many sale dollars as will a new kitchen and bath.

why not also look at where your load bearing walls are? you can see them in the basement. if some of the bedrooms are so tiny as to be like a closet and you can simply take down a partition, not a load bearing, wall, it's a way easy improvement: you can make a large bedroom into a master bedroom (formally, a master has its own bathroom too).

closets, storage racks, closets, storage racks...you get the picture, right?

just think of all the dreams you have for your next house. see if those visualizations fit into your budget. remember to use neutral coloring. refinish wood floors. fix any bad spots in walls.

you may also wish to pay a few hundred dollars to a professional home inspector to determine whether there are any structural problems that can be fixed cheaply now, but could become major stumbling blocks later if you do not fix them.

GOOD LUCK!!!

Kitchen, Bath, and Landscaping are the way to go! Also, just the colors that the interior and exterior are painted will yield different amounts - You can read about "Color Psychology" on my website - and find more in my course.

Flipping houses is a great profession to be in. I currently flip houses for a living, and have had a blast making hundred's of thousands of dollars. The key is to do as much work as you can on your own.

Did you know that you can make $40,000 + on a house, and never even own it?

Take a look at my website - I just put it online last month -

Please realize that Flipping Houses is not a "Get Rich Quick" Scam!

Do as much research as possible before starting on your first flip -

Painting will do the most for the money. Remodeling the kitchen and bath will get the biggest return and help you sell it, but you need to weigh in the cost. It depend on the age of your roof, but a new one would definitely help, especially if you did it yourself.

the best and cheapest thing you can do is to make sure your grass is trimmed bushes trimmed and i Am talking about in the front of your house that it is freshly painted and as neat as possible in the front and make sure your house is not overloaded with junk the less the better and make sure all walls are spackled and painted this is the cheapest and greatest way you can make your house more appealing to today's buying market
,dont stick any money in it and sell it as fast as you can because the House market is getting worse as we speak

Paint and wallpaper is always a good investment, as is siding. Depends on what you have a budget for and what is needed. Hardwood floors are HUGE, so you may want to consider getting them.

Possibly a new floor, kitchen or bathroom? I don't know the condition of the house or what needs doing.

paint is the cheapest....rehabbing kitchens can prove very costly...bathrooms are a little easier on the pocket book.
