Does anyone please have any success stories regarding using a pest control service, considering they have a guarantee supposedly? I am scheduled for service this coming Saturday and havent been able to sleep there (been staying with a friend) due to friggin disgusting roaches, tried sprays and advice on other stuff and it hasnt worked for me. I moved in two weeks ago, contacted leaving landlord voicemail, she never responded. So please, they are going to be charging me like 95 down and 80 ev. 2 months and I dont want to waste time or my money if this isn't even going to be a success.

I had a pest control company for over 10 years at my 40 unit rentals. Although we never had a roach problem, we did on occasion have ant invasions. The pest control company we used had regular monthly service, but would come on call whenever we needed them. Maybe we didn't ever have a roach problem because we had the monthly service. However, in the city where my rentals were located, I was responsible for pest control. If I did not take care of it, my tenants could call in a service, charge the fee against their rent and provide me with a statement to prove there was a problem and that they paid to eliminate it. It never happened to me, but I would check to see if your city has a landlord/tenant resolution board and determine whether that route is available to you.

Call the local health department, it is the responsibiliy of the landlord to get rid of pests. It also might be a way for you to exit the lease, most states require the landlord to disclose pest problems. You might also be able to attach the cost of exterminating to the rent, the health epartment should know some of the answers. I was a former landlord in Scottsdale, Arizona.
