Remember, the first rule of real estate -- location, location, location. You can always fix up a small house and make it nicer. But YOU can't fix an OK community. And if it is ONLY OK now, what will it be like in 5 years from now?

Check the stats. The beautiful house in an O.K. neighborhood could prove to be the best buy if the school district is good and/or there are new communities being built around it. The same goes for the small house. I have seen a 1000 square foot house sell for 1M just because of the market value of the properties around it. However, my rule of thumb is that if you are investing in a property for long term reasons...buy the house you absolutely love....rising market or not...you will always be proud of your home and your decision to buy it.

i would have to say the small house... reason: If the community is a great comm. with good schools etc.. the odds are properties will continue to rise in that area, raising the value of your house every year... In the OK comm. it sometimes is a hit or miss... property values may go up, but people may stray if they feel that the schools are not that good or if the area is declining...

If and when you put the house on the market in the good comm. you may get your asking price or even above the asking price... where as I have seen in the ok comm. people either get the asking price or many times people tend to bid below b/c of the area...

In the end you have to think long-term and for your family... Where would you want them to live, go to school etc.... However if you need a big house that's totally up to you!

Buy the worst house in the best community and bring it up to or above the standards of that community and you will be liked by all your neighbors and also make some money if you want to sell it.Good luck to you whatever you decide to do.

if you are thinking what is best for re sale ...small house very good community...if you want is best for livability ...beautiful home ok community...it all boils down to your motives.

If you have children... always go for the home with the better schools. You will never be disappointed
