I bought my home a year ago when I moved to a new town for a job. Now things arent turning out the way I'd hoped so I want to sell my house to my friend. I looked around on the internet and found some site that has home selling packages by state. Is this the way to go? Does that have everything I need to sell the home included? I would appreciate any help! I just wanna get outta this town, and not have any attachments. Thanks!

Talk to a local title company first. You may not need the packages on the internet. The title company in your area will know the best procedure and may even recomend a local person to help.

You certainly don't need a realtor to sell your home, but you might find the need for an attorney. There are a number of ways to do it yourself with just a notary, but the formalities and requirements depend on which state you live in. I'm an attorney, but probably not from your state. Before you spend any money on something from the internet, I would suggest that you visit your local Clerk of Court. Good ones can be very helpful when someone is trying to accomplish something without hiring an attorney. Some will even provide fill in the blank forms for certain things.

Bought and sold lots of houses, found the best way to go in your sitituion is go to a realitor, tell him what you need and he will do this for you, fool proof and cost less than an Attorney. Don't be too much of a do-it-youselfer could cost you in the end.

First question.....are you 3 months in the back of in funds or have you ever gained a word of foreclosures? sellers commonly pay everywhere from 3%-6% relying on if the broking service is had to pay the purchasers brokers fee. That stated you could also negotiate a conceivable 2.5%-5% fee if the brokers in touch enable it. once you've an activity actually loan, then you actually have a balloon fee arising so be prepared to ask your lender both to refiance or to have a short sale. you ought to have the lender's permission for a short sale. in case you had 30% fairness at your position of living, you'll have stumbled on an investor to probable get a funds back deal.

You are going to need an attorney to do title research, close the sale and report the sale. Find the attorney up front and ask them for assistance with a purchase agreement.

Actually, this buyer (your friend) should have to worry about all this. If you just want out, tell him how much you want for the house and leave it to him to get on here and ask the questions.

There is a good chance that those packets have all you need. You could aslo close a closing attorney and they can help you and that way it is all legal and you do not need a realtor. Most closing attorneys can do all the needed paperwork and it protects both parties. They charge varying fees. Hope this helps
