N 35th ave to the East, N 43rd ave to the West, W Peoria to the North, and W dunlap to the South. We are moving from Ohio to Phoenix in January and found a house in this area for rent that sounds nice. We've never been to Phoenix though so we are nervous...

If it is a house, it Might be okay. There are some nice older neighborhoods tucked into those areas with long term decent neighbors. The area in general I would not recommend...high for violent & property crimes. It is right around the corner from Metrocenter (big mall that is increasingly attracting a worse and worse crowd, also highest car theft rate in the whole state from the parking lots here, all the family stores have or are closing and there was just a gang related shooting a few weeks ago in the food court). I was around 19th Ave & Dunlap for the last few years (the good side of the freeway) but the neighborhood went down a little more every year, 2 police shootouts at the grocery last year and got to the point you could not find a worker at the store that spoke English when you had a question. The schools in the area really vary a lot in quality, mostly because they are 50-75% kids of illegals that don't speak any English so they spend all the time & money on that. I would say if that area is where you want, look more towards Deer Valley (a little further North), better homes/ neighborhoods & schools.

the neighborhood is fine. The only possible negative is your close proximity to a lot of shopping areas and the resulting traffic.. Metro Center is a very large shopping mall and there are a lot of businesses on Dunlap& Peoria
There is also a great authentic NYC type italian deli named Romanelli's on the south side of Dunlap, just east of 35th ave.

That's the area near MetroCenter mall (which is at 19th ave/Peoria). I certainly prefer the East Valley ... from 7th st on east, but email me and I'll tell you anything you want to know.

I live a few miles from there. It's not a bad area. If you have kids though, it's a bad school district. I recommend going down to at least 51st ave or 59th ave.
