Within the past 2 weeks our water lines seem to be clogged throughout our house. We have less cold water pressure than hot, but both have been affected. We adjusted the regulator and when that didn't make a difference, we replaced it. We used a gauge to read the amount of pressure coming in to the house and it's at 90 lbs. we then tested our outside water spout, which is at the end of our water lines and it reads 80 lbs. So it shows us that the water in going through the lines properly, but for some reason, it's not coming out of our faucets or washing machine. Also, if we turn on the washing machine to hot water only, water will come through, but if it's on cold water only, it won't even trickle in. We have cleaned every screen, blown out the lines and still no luck. Any idea of what would cause this to suddenly happen? Thanks in advance.

I forgot to add - we do live in the country, but are on city water. We have had some freezing weather, but no problems with lines freezing as we have 2 outside faucets that are working fine. Also, our pipes are CPVC. Thanks again.

Another note: the 90lbs. of pressure reading was at the water line before it comes into the house - in the house we have a regulator that keeps it at 50 lbs., which is exactly what is recommended for our area. Thanks again.

what region are you in? what is the outside temp? could be that your pipes are freezing which can be disaterous

I can only assume you live in the country, what with the statement of a regulator and all. Okay, check this: If you live in city limits, check your water valve at the water main on/off switch. Next, check to see if you have an inlet line check port that may or may not be attached to the water line right before the water line comes into the house itself. If you live in the country, check to see if there is a problem around the first elbow coming off of your pressure tank. Before I forget, to check some of these things, you may have to dig. Sorry.

first, the valve for the washer fill is an electronic valve and may not be opening the cold side completely. also you said you checked screens , what about ones in machine? usually if you take hoses off machine and look in machine connections there are screens there also. as far as your faucets, most have small disc looking thing with small hole. (this is a water saver) if you have them take out . they cut pressure way down. and are useless. hope this helps. if not make sure you check screen in pressure regulator there is one there too.

Pressure and volumn are two different things. If your house is old and you have very hard water your lines could easily be cloged up with mineral deposits

90lbs is a lot pressure for a house,my house has only 30lbs,maybe you have to much pressure.
