Most likely it is because of the conditon of your soil. Compaction of soil is a major factor. Depending on the area you live watering should only be done 2-3 times a week for 30-40 minutes per station even in the middle of summer. You could try a product called Revive to help with your lawn, reseed a couple times a year in early spring and late fall. And don't buy the cheapest seed you can find. Buy seed appropriate for your yard i.e.: full sun, partsun, shade. Grass seed usually takes 2 weeks to germinate, so keep it moist but not too wet. If the soil is really bad paying someone to mechanically aerate your soil a few times will help also .....As a last resort, tilling everything up and adding new topsoil and peatmoss before laying new sod will fix everything good luck

Poor grass is usually the result of poor fertility or lack of sunlight. A lot of rain can leach fertility out of the soil, but lack of sunlight is a very common problem. Look hard at your trees to see if they are in need of trimming to improve your light and then fertilize. If the fertilizer helps, then you can rent a power seeder that will knife the grass seed into the ground without having to till the soil. For a total investment of $150 in seed and rental, you can really improve your plant population. (the number of plants in an area). Your last resort could be a major soil improvement by adding fresh black dirt. Myself, I'd focus on the first two before I tried the last.

You should not worry to much about grass disappearing over the dry periods, because you will be surprised to see how fast grass starts repairing and growing as soon as it gets some good fertiliser and a bit of rain. You should go and get yourself some grass fertiliser and moss killer as soon as the end of February next year and put it on your lawn. Our grass died completely during the dry spells, but it just does not stop growing now. It is completely green and there are no dry or bear patches.
