I just got my 1st roommate. He opens the gates & my dogs get out, he leaves uncovered food in the refrig, & does laundry at 6:00 am on weekends. I need suggestions for house rules for thing I can't think of. Thanks!

Of course you can set rules. There is nothing usual or selfish about that. Your house, your rules. And, you have every right to let him know you may come up with other unacceptable behaviors down the road.

The real issue will be - what are the consequences if he consistantly breaks those rules? It took me three months to get rid of a housemate when I got sick and tired of the disrespect for my rules. The rules were known going into the arrangement, but she immediately abused my hospitality. If you have a renter-type agreement, beware. You could be subject to civil laws concerning eviction, property and all laws a landlord is subject to. For example, under a renter agreement, you could be liable if you ask him to leave, he doesn't, and you simply put his property out at the curb.

Seeing where this has already gone, I'm pretty sure once you are rid of him, this will be your last roommate. I'll never do it again.

Well what were your arrangements when you offered the room.
You can be polite and discuss about letting the dogs out.
You will get some ideas here but I think you should put the dude out. Get your act together before you rent again.
Check your local stationary store they have many forms already printed. I'm sure there is a standard rental form.

Absolutely! It helps everyone know what's expected of them and what they can expect from others living in the house. If it's your house, you get to set the rules, but it might be good to have an open discussion and negotiate a little if he has problems with any particular rules.
