The Universal City Walk is a little of everything. Because they don't charge admission, I'd call it a themed shopping center. The attendance is drawn by regular businesses like gift shops, restaurants, and bars. The center (city walk) itself will host events to encourage higher attendance.

Universal Studio's is a theme park.

No, its more of a shopping district w/restaurants, Cirque de Soleil and night clubs. Its a lot of fun.
