A lis pendens is used in lawsuits involving disputes over title to real property. The purpose is to put the public on notice of the dispute. Anybody who takes title to the property while the lawsuit is pending and lis pendens is on file takes title subject to he outcome of the lawsuit.

By recording the lis pendens, you don't need to add subsequent property owners as defendants to the lawsuit. Therefore, it is better to record the lis pendens as soon as possible after the lawsuit is filed.
