deep down they may still feel something for that person and dont want to let them go. other times they dont care, they just do what the hell they want to do and disregard others feeling.

There are lots of theories as to why people cheat on each other, but if you have to pick one all-encompassing one, :)
I believe that the desire to do so is pretty much wired into us as humans. Genetic variety is an important aspect of human evolution, and one way to encourage that, is by mating with several different partners.
The fact that love often seems to have an expiration date, however, is in direct contradiction to what it takes to safely and competently raise kids these days, which is money and time. We may grow tired of our mates early on, but the kids created of the relationship will continue to need their parents long past adolescence. We are pulled in many different directions chemically, biologically, socially, emotionally and financially.
As for the most important rule, it's 'don't get caught.' Once you're found out, all bets are off. Remember - "the successful affair is the undiscovered affair." :)

I think that because on some level the person cheating doesn't really want a committiment with the other and doesn't want to say so. Also, the person probably has an emotional need for the Spouse so he/she hangs on while carrying on on the side.

Some people think it is exciting to cheat. Even though we don't see it that way and then there is other people who just don't have a conscience and don't care who they hurt. If they cheat once they will continue to do it again......

because they just aren't sure about the other person yet, maybe that other person hasn't committed to them. maybe they want the best of both worlds, maybe they don't want to split 50 50 with the partner, so they would rather just cheat to get what they want.

I wish I knew too. If I were seeing someone and someone else came along, I would break in respect to the other person.
