I have sold my house to 1st time buyers they have had a home buyers survey and since that they have sent 2 elecricians a builder and a timber specialist of which i have agreed to. But on monday i received a call from the estate agents saying they wanted now to send a corgi registered man around to look at boiler and heating system. I am getting quite fed up now with the amount of people coming into my house, is this normal??

no, that is not normal. the estate agency and home buyers seem to be doing things the difficult way for them-selves and also unfortunately you. Try not to let them pinch you with any costs for all of these inspections. someone will have to pay. Most sensible and efficient brokers or agencies, even home buyers, will generally just have a building contractor or all around housing inspector, who is knowledgeable in all concerns of a house, building or structure do the trouble shooting. ehh unless the laws have changed dramaticlly in the last couple of months then no - they have no right to have all these tests done - homebuyers survey is normal as they are probably going to have a mortgage and need that to be done, but as regards the others no, have a word with your estate agent and remind them that if the tests are done and something is found to be wrong then the buyers will probably want the price reducded and in turn the estate agents will get less for selling your house - and also could end up with a no sale if you coudnt afford to drop the price etc - remind the agents that not only is in in your best interest but also theres, and put your foot down to all these tests.

The home buyers survey will state that specialist areas have not been covered in the survey and recommend electrical checks, boiler and drains are surveyed by an appropriate body.
The answer to your question is that is not normal but not unreasonable to expect it to be done. You say they are first time buyers and they are being cautious.( and generous in shelling out money for surveys we normally don't carry out)

Depends if you want to sell to these first time buyers they worry like anything because they have heard so much about being cheated or silly buyers if you think you can do better dont let the boiler be examined

not really, but they are first time buyers, they are just being careful. Ring the estate agents and insist on knowing NOW of anyone else coming to the house.

watch the offer decrease/and becarefull of time wasters,which these could be,these could cost you money,if you have timber and damp certificates no problem,builders??if you have boiler cover should have no problem,if you havent, problem,are you selling private or thru an estate agent?if thru an estate agent you are going to be paying him money so he should be giving good advice,if he isnt get some one who will,do you live in the uk???

Hi druscilla c,
It's possibly the biggest single purchase these people have made to date, and their scared of making a mistake, every inspection is costing them money so the good news is their serious.
Your problem is if you say "no" their going to think your hiding something and not want to take the risk and withdraw from the purchase.
I would say if you've got a good price for your house and the vendors are not stalling with inspections, just chill out.
But if you think that they are just protracting the sale then maybe there's a problem and their looking for a way out.

Obviously solicitor is a belt and braces person, making sure he is watching his back.
Could also be trying to find a way to reduce the price!!

Not normal, sounds like they may have changed their minds and are looking for a way out of the agreement, best check with your soliciter.

It's not normal ..But Hey you want to sell it ..so say nothing ..
what they trying to do is to find some fault to bid you down on price ...don't fall for it ....bide your time and sell it..good luck with the sale
