well here in NC u would need to be lic contractor to build a spec because if ur not u cant sell the house for a yr! now thats a lot of monthly payments.......so if u have a lic. then u have that out of the way....

we borrow the money from local banks.....they will loan about 80% .....seeing that it is a spec u should be able to build it for that %....

if u cant afford the monthly payments on ur own, try finding someone that owns the land that will front u the land and u pay them off at the sale of the house.......

or find a backer to cover ur monthly note and when u sell the house u pay them back all monies they have paid out plus a % of the sale......

start small and slow and by ur 5 or 6 house u should be able to carry the note on ur own.....

First learn common English then go to Carpentry school. two years of journeyman ship. No one wants to hire anyone that can't speak well or, doesn't know the trade.
Then get some experience, I worked for builders for years before I learned the trade, then got my license, I might say, the first one in the largest city in the Southwest. Then find someone to trust you and, start there, with common trust, once this has started and you've built a name like I did for work, honesty, and fair trade then I could go out and ask for anything I wanted with a letter of introduction. It took me about twenty years on my own. It's something that you don't do over night, then I owned the city.
