s² + 4st -12t²

In this equation the general rule is to find the factors of the last number which is 12.

You need to find factors which when added must give the middle number (+4) and when multiplied must give the last number (-12).

In this case the factors are -2 and +6. When you add these two factors you get the middle number ( i.e. -2+6 = 4). When you multiply these two factors you get the last number i.e. (-2) x (+6) = -12.

With this found you apply the general algebra rule as follows:

s² + 4st -12t² = (s-2t)(s+6t)
