The Fannie Mae foundation does grants for various things, long onto the website at www.fanniemae.com They will work with you and for a small amount like 4,000 I dont think you would have to put up property as colateral. Hope this is helpful and good luck to you. May I also say bravo to you for doing the single parent thing, it can be hard! =)

For only $4,000? What about credit cards? You must have acceptable credit if you own houses...that's a small amount to borrow. You can also use your car for collateral, if its paid for. You'll get paid back quickly once you start renting.

Another hint: some people will fix up a home they are renting if you give them some money off the first few month's rent...or "Rent free for 2 months" on the condition they fix the property.

Single mom/landlord here, too, great stuff!

Get a line of credit w/ your bank. Or if you have this kind of property, there must be good income, so apply for a credit card or personal consumer loan without any prepayment penalty.
