You don't. An eviction notice is something you have to go through the courts to get, and I would strongly advise against doing it any other way.

You wouldn't because it would not be legal in most states. You would be better off sending it certified mail, a typed letter with very specific details. Writing something like that in a Christmas card would be unproffessional at the very least and would/ could be considered a hoax and no judge is going to consider that constructive notice.
