Commercial or rental or both.... example of the towers in downtown sac... Looking for experienced investors and each person will take a pro-active roll in development of project... I think 5-10 people with deep pockets and a knowledge can be as high as we build the buildings.

You need lots and lost of capital to fund the upfront costs of any project. A bank will only foot part of the bill if the partnership is highly liquid.
Also, you may be required to take on recourse loans with personal guarantees....so you need people with a strong source of income, sizeable net worth and no excessive personal debts.
