i have been in the same apartment complex for three years and i have seen five managers come and go....what on earth is so tough about that job???????

You must live in the same complex I lived in last ! LOL Being an apartment manager is not for everyone. It takes a special person and a very strong one at that ! Apartments managers do not just quit. The deal is that most are very smart and know how the water runs. If they get into a company that is a sorry management company that does not give them what is promised or there is companies that do them wrong. Some are what you call slumlords even though you may not live in what appears to be a slum. The owners or management companies do not always give residents what they need or the managers what they need to fix maint. problems ect. That put more stress on the managers. The complex I lived in was not quite 2 years old and it had had a new manager every two months I was there 1 year and moved out. We had hell getting our deposit back even though we left apt. spotless. Good thing the assistant had given me a written refund promise, it took 5 monthes after we moved out to get it back. It was not the managers fault but the management company. I wrote the apartment assoc.Most managers stay if it is a good owner or management company. Be easy and empathize with them there are some really awesome managers out there.I I have been in the bus. for 9 years I know some things about apartment mgmt.

Well, I know a couple reasons.

1. The owner or general manager or whatever the top management of the building is titled, may have trouble finding
qualified managers, so they try any out hoping that person is a fast learner. So once they realize that they can't be trained or it is taking too long, they may say it isn't working out here. Or they may lay them off and never hire them back.

2. The pay may not be that great. If it is like $8-10 an hour, that management position may be a stopping off place for them for a short while until they can find something better. They may have a specialized degree, but have a considerable amount of management experience that they could provide to the complex for a while until they can find another job in their specialize field.

Being a Computer Information System major which is a Business Administration degree with strong knowledge in the area of computers (computer programming, and analyst), I had to take a few management courses and let me tell you, it isn't easy. Management is one of the most important aspects of a business. Without management, the business will soon fall apart.

Look back in the late 90's and early 21st century. Computer programmers were getting laid off right and left. Some people have their own opinions to why computer programming jobs were being outsourced and that is fine. But real reason was because computer programmers were costing companies too much money. How they was doing this was by taking too long to finish a program. When a company relies on a piece of software to be finish to carry out their companies functions, then it will cost them revenue. Also, computer programmers spent months and sometimes years on a computer program, just to find out later that they can't finish the program, or the program is no longer useful to the company, so more money wasted.

Now they are using project managers to better control the management of the projects that computer programmers build.

Management is an area of study that requires a great amount of skill. If you are not very intelligent, then being a manager is not for you.

Managers are responsible for control every aspect of a company. Making sure a company is staying within its boundaries. If it gets outside those boundaries, managers are to do solid research (internally, and externally) to determine what the best strategy to use to get back inside the boundaries.

Even after all those courses, I don't consider myself no manager. I just stick to the Computer Information System stuff.

cleaning up after people, repair call outs at all hours, trying to collect late rents, sweeping and shovelling and maintaining grounds, they are basically responsible for every thing From the roof to the ground and all in between, this includes dealing with law agencies looking for tenants.
