Go to Choices or MPG investments on the net. They will find you a cheap property to buy and let. They have clients who are listed and waiting for a buyer, haggle a bit cos they do. Worth a try, mind it's normally someone who is going through a bad time that you will buy from. xx

If you are buying to rent with a mortgage you will need to earn a good rent on the property, to make it pay.

You will only get 10 months rent per year on average. people move out and fees need paying to find tenants.

Student lets in university towns where the uni has insufficient halls of residence tend to be the best bet. You have missed the boat for this year, students come to town in June to find and September to move in.

South Wales, Gateshead, Bristol all have good yields at present, but this changes year on year.

Even contained in the worst part of Manchester you does no longer get a house for £80 5 in line with month so this can be a scam! perhaps per week yet actual no longer a month. the following in Lincolnshire is less costly to employ yet a house will set you decrease back a minimum of £four hundred a month for a 2 mattress terrace.

Like JD said up north (but its not all that bad ) I just checked in the ad mag ,for S Yorkshire prices are anywhere between £50,000 for a 2 bed terrace in the ex mining areas .But i`ve seen a lot cheaper than that. if they need modernising ,and then going up in price to about £150,000 for a 4 bed detached in a posh area .but it`s a lot cheaper for rent here than it is in the south .
