Realtors are independent sales people. They usually work on commission. The advantage is that you can make a lot of money if you are good and do your job well. You are pretty much on your own and mostly don't have anyone to answer. One big sale could make your year. The disadvantage is that it that there are no guarantee's that you will make any money selling real estate. It could be weeks, months or longer between paychecks and you have expenses such as gas, business cards, signage for listings, etc., n addition to your regular monthly living expenses. You also have to take a test and some states now require taking college level classes to remain current.

Nursing is a profession very much in demand. You can earn an above average income, almost from the time you leave college.

There is great potential in real estate as it is based on commissions. If you're good and sell expensive houses, you can make tons of money. However, it is not a guaranteed income. When times are slow, your income will fall short. It can also take a bit to get established.
