I am going to look at a house to rent..what question should I ask about it?

Who is responsible for general maintenance of communal areas or the garden?

Who will have access to the property apart from you and the landlord?

Who/where is the landlord? (you need to know you will get your deposit back and also who to contact in an emergency)

Can you have a full inventory done before signing? Especially if house is fully furnished. This will allow you to object to items which aren't there but are on the list or items which are already damaged before you move in and thus protect your deposit.

Who is responsible for water rates/council tax? You expect to pay the other utilities but who is paying these two or is it included in rent?

Are there any agreements with any of the neighbours that they can use the drive or cut across the garden to get the bins out or whatever? You don't want to upset them if that's what they have already agreed before you arrive.

Take the meter readings before you move in and remember the date as well otherwise you will be charged for the previous tenant's usage.

What's the form with putting up pictures/curtain rails/satellite dish/ painting? Will the landlord allow you to do this if you want?

When does the bin have to be put out and is there a specific recycling scheme?

I rent and ytou don't acutally have to ask about much to be honest just tings you might see in the house that you want to know how they work if there are any problems you see to make sure there sorted out before you rent when we first move in our place was a dive we struck a deal to do it up a bit and got a month's free rent it wqs good for us as we were just starting my partner and I. The main thing you ned to get right is the rent amount though,

The follow are good questions to ask:
What is the average utility bill/water/sewer, etc. ?
Are you allowed to paint - and if so will you have to paint it back to the original color?
What access will the landlord (manager) have to your dwelling - can they come and go as they please - do they set up an appointment with you - who all has keys to your home?
What are the neighbors like?
What is the crime rate in the area?
Why did the last tennent move out?
How long is the lease for - what if you want to extend it - or need to get out of it (any penalties)?
How much is the deposit and what is expected for you to get your full deposit back?
If you have a room mate or intend to get one - will their name also have to be on the lease?
What is their pet policy (if you have critters) and how much of a deposit to put down for them - and do you get that back?
Are there any finacial penalties for paying rent late?
Do you need to get renters insurance?
Is there a fire extinguisher in the house?
What days does the trash get picked up?
What repairs is the landlord responsible for (read the fine print on the rental contract - mine states that up to a certain amount I pay for appliance repair).
How many other properties does the landlord own?

Well, firstly costs..rent, council tax, avearage gas / electric bills , water.
Ask why last tenant left.
Query, neighbours - last thing you want or need is a nutter next door.
Check deposit status.
Write a list too befor you go and that way you won't get caught out!

I would ask about the neighbours, no point in renting a great place when the neighbours are the neighbours from hell.

Go on line and check for convicted Sex offenders in the neighborhood. Or ask the local police. This is public knowledge.

How much is the rent? How long is the lease? Who pays for repairs? etc etc ;-)

Ask about the neighbours. Ask if you need insurance. Is it furnished? Ask abot the inventory
