It is outside of a small town with a popular school district but real estate isnt like booming here or anything. right next to our lot is homes for 500,000.

No way to guess at it without more info. I'm an appraiser and I know that 2 miles can make hundreds of thousands difference in value. I f there are large homes in the area, the lot might be worth more than with the single-wide. It could be sold and moved and the lot sold with out building. Look at your local county website or go to the courthouse and look at recent transfers in the area to form an opinion of value from similar sales.

Without knowing the location, it would be hard to make a good estimate. If surrounding homes are selling for 500,000+, then I would guess that mobile home might run over 110,000. I search for prices on similar homes in the area and try to find a good realtor.
