I would suggest looking or a new job first! Once you find a permanent job, determine the your monthly earnings! Decide how much monthly mortgage payment you can afford based on your earnings! From there, speak to a lender/mortgage broker and get prequalified. Your mortgage lender SHOULD take the stress off of the loan process from you!!! So you can concentrate on moving forward...

Once you and your mortgage lender determine a mortgage or purchase price, find a Realtor to list your house! Find a good Realtor! Find the one that advertises himself/herself and his listings on different ads!!! When in search of a Realtor, ask where and how he/she advertises! Don't settle for the ones that only lists on MLS! Exposure is the KEY! The more exposed, the faster it will sell! Ones you find a buyer, get yourself another Realtor to find you a home!

And so that you're NOT left homeless, make sure that you inform the Realtor that the closing of the new home is contingent on the sale of your other home, make sure it is written on the purchase contract! If you don't, you'll be forced to close and you'll be stuck with two mortgages!

Let them do the work for you...it's their job!

If you are relocating to a different town, look for short time rentals and start selling your house... also start looking slowly for a new one. When you get some bids on your house (price it well, you do not want to overprice it, it will not sell and people will think there is something wrong with it)... start picking a new house for yourself. If you want to move from house to house, you may also negotiate contingency like "When I find a suitable housing, we will close on my house" but only if your house is really nice and there would be a buyer that would be willing to wait... If you want to sell on your own, hire a lawyer, he will help you to put all the contingencies together.... If you sell house first and you will choose to rent and look around for a perfect house, you can put your furniture in a storage. If you do not want to wait, then you need enough money for two mortgages, if you want to buy house before you sell your first. You could also rent out your first house... You have many options.

Well we did just that, we put our home on the market but at the same time we went into the area with the help of a realtor and started searching for our new home. We started putting things in storage and we depersonalized the home we were selling by that I mean we took down family pictures and such, try to get the people that will come to see your home with their furniture in it. Also it is very important to ask the new realtor you will be dealing with that if you need preapproved for your new mortgage as some will not work with you unless you are.

It's kind of a Catch 22...If you find a new house and buy it. You are paying for two mortgages...if you sell your first one then dont have a place to go you could be stuck w/ your things in a storage place, and living in a motel. Best Wishes though.

Well, you definitely want to have a new home/dwelling lined up before you sell the one where you're currently living!

Selling your current home should be the last thing that you do, especially if you're unsuccessful with finding work in the new place!

find a job where you wanna move first. there's no point in moving unless you know you'll have a job there.
then find a new house before selling your old one. don't wanna be homeless do you?
get approved then.

and then sell your current.
and before you move make sure you have everything set with the move in & out dates and the movers and all that jazz

Plan your priorities in points, finding a job or a new house first, will eventually make it easier to move and then other pieces will fall into place...

I'm starting this process as well...

I'm going to make a list of where I want to live and do internet searches to see what's available, costs, etc.
