Tenant's lease was standard New York State one year lease. Landlord did not renew the lease, and provided a 60-day notice stating so. The reason was the Landlord not being able to afford the house in the "then-current" situation.

He has every right to do that. Of course, if you wish, you have every right to stay in the building until he literally 'evicts' you...but I doubt you want to do that, especially if he cannot afford to keep the building (it might fall into disrepair.) You might check with him about the potential of staying in the building after it is sold though..and renting from the new owners..I hear a lot of people do that.

The "then-current" situation could well be that the rent you pay is not enough to cover the mortgage, repairs and taxes on the property. If NY has a limit on how high he can raise the rent at one time, he may not have a choice. He may want to raise the rent higher than he knows you can afford. Then he simply does not renew your lease, you move out, he raises the rent, and re-rents at the rate he needed. We just raised our rents for the first time in 5 yrs because of this. However, we just gave them the notice of the rent raise and let the ones that couldnt afford it leave.
The landlord most definately can decide not to renew your lease once it expires. He gave you 60 day notice, so I would start packing. If you drag your feet, it could go to court, which results in the judgement being put on your credit report that remains there for 7-10 yrs. I see this happening alot lately. With taxes and insurance rising and the economy the way it is, alot of LL's are getting out of the business.

The landlord is under no obligation to renew your lease in the same way as you would have no obligation to sign a new lease.
