Is it true in the state of PA, that a landlord have to charge 10% of your on late fees. On my lease rent is due on the first of each month and after the 4th it's late and you have to pay $55, and after that each day on have to pay $15 for each day your late. I know that's it's alot but I signed the lease. I'm moving early next year so I can't wait to leave.

In common law, late fees must bear some semblance to the creditor's or landlord's actual costs. Considering that your landlord probably has to make mortgage payments and needs a source of funds to do that (i.e., your rent money) then it's reasonable for the late fee to approximate whatever his interest rate is. $55.00 + $15.00 per day late is probably not unreasonable, though that's a layman's opinion.

They are not REQUIRED to charge a late fee, but are generally free to charge one as allowed by law. Check with a local attorney or tenants' rights organization to determine what local law allows.
