How can your windows be performing so badly? Did you use a reputable company/reputable fitters? Usually, windows suppliers should provide a 5 year guarantee, so it's bad luck if your windows are playing up after 5 years. Put towels in the affected places til you can sort the problem out.

Condensation between the two pieces of glass in a double glazed unit means that the unit has failed. A double glazed unit is two pieces of glass with what they call a glazing bar around the edge which contains silicone chips and then the whole thing is sealed with tar and taped with aluminium tape. The silicone is there to get rid of any condensation that might occur during the manufacturing process. If air gets into the unit the silicone can only remove very small amounts of water and thus when the silicone is wet the unit breaks down. Double glazed units only have a 10 year life expectancy before this occurs. I am afraid your only options are to put up with the condensation or buy new units.

Oh! I was looking forward to answering a smutty Q! Anyway, no I don't have it =( being as how I live in a tiny, freezing old flat. My mate Geoff has that problem though, but I don't know how you'd go about fixing it, sorry.

I have a greenhouse window above my kitchen sink that does that. I guess there is not much I can do about it, but replace it.

your seals gone sorry but it will need replacing the seal or window check with the people who put it in maybe they will be sympathetic

we replaced our windows and no longer have that problem, perhaps you should consider upgrading.
