Dehradun has developed a lot since formation of Uttaranchal. Cost of living is low as compared to other big cities (even lower than cities like Lucknow).

Dehradun has advantage of being state capital and has some good schools and plenty of greenary.

There are many new residential colonies coming up, try enquiring about land rates etc. (which should be around 1000 rupees per sq ft in newly developed places).
