I'm interested in doing one of those pre-fabricated circular home kits and am comparing prices between different companies. For about a 1,000 sq. ft. home most prices seem to be about $20-30k, for the basic kit itself (not including shipping etc.). I am thinking I'd probably spend anywhere between $10-40k for land. I'm trying to come up with a very BROAD range of how much it would totally cost, including paying a contractor and several laborers, to do a very basic custom house. But I have no idea how much people pay contractors and that sort of thing. This isn't something I'd be doing anytime soon, and am just looking for some basic info that doesn't take location and extras into account.

To build a fairly basic, simple custom home, is it possible to spend less than about $150k?

In your discoveries, do any of the kit companies offer the construction service?

I suggest, even though you state you are only in the thinking stage, that you choose a plot and buy it asap. No matter the flucuations in real estate prices and sales, there isn't much more viable land available, in the context of building a home.

Also without knowing where you are, I have to assume there are Kit manufacturers all over the USA at least, and any I've found do offer leads at least to Subs who will do the construction.

I think you can assume less than your suggestion for build cost

Well thats a tough question since labor rates are so varied based on your location. In California you'd pay anwhere from $100/sf - $300 for the most simple basic structure and likely you'd pay more like double that since you probably would not be able to find a contractor to work at that lower rate. Elsewhere in the country perhaps half to three quarters of that. So at a min I'd budget $200k since you'd have to pay for land and then get utilities hooked up.

there is no longer lots which you're able to do different than attempt to barter a freelance with the providers. you're able to have required evidence of bonding by making use of the plumber (or a launch of all proper of liens without delay from the providers) earlier the artwork replaced into began. maximum in all threat the availability business company DID attempt to assemble from the plumber and failed. they're now going once you for the money this is owed to them. In rather much all states, tradesmen and their provider provider have an specific proper under the regulation to place and implement a mechanic's lien on your assets to implement charge. (and whether state regulation isn't specific this theory exists under person-friendly regulation and has for hundreds of years.) If the lien nonetheless exists once you pass to sell the homestead, they are going to be paid out of broking's money at last. Your appropriate wager could be to barter with them for a discounted contract. except you have a launch of felony duty from the providers or a surety bond from the plumber that did the artwork the only way you will get it bumped off is that in the event that they pull it. And the only way that they are going to pull that's in the event that they gets a commission. If this expenses you something out of pocket you may sue the plumber. even although the providers have probable already tried that and failed -- or they have been given a judgment however the plumber has no sources to pass after or has skipped city -- so your odds of fulfillment are no longer solid.
