OK Here it goes and since I know nothing about chimneys this will not be easy. I have a small tudor style home. No fire place. Some time ago we were told our chimney was going to need repair/rebuild. That time has come. Our neighbor let us in there house so we could look out his second floor and our chimney is falling/crumbling. We were told by a contractor that they would ...
-repair the chimney from the roof top
-commomn brick
-remove debris
-permit included
$1575.00
I was wondering if this sounds like a resonable high/low price? I was also wondering if there is anything else we should be aware of, things to look for, questions to ask?

That seems quite high. I had a customer looking for a rebuild on nearly 15 ft of the chimney and it was about that cost. For a rebuild on yours, I would think that it is less than 5 ft being replaced. You can use whatever style brick you would like if they are tearing it down to the roof anyways. Meaning no custom orders or expensive brick. Unless they are planning on puttin a liner in the chimney and redoing the top 3 or 4 course of shingles when they reflash, it seems pricey. Call other masons. It doesnt hurt to price shop.

You say "no fire place" so then why do you have a chimney?!?!? If you don't have a FP, I'd remove it and not replace it!

If you mistyped, and your really do have a FP, I'd suggest making sure the foundation is appropriate for a masonry (brick) chimney. Why did it crumble in the first place? Was it a shoddy job or the foundation?

Depending upon your area, $1575 seems a bit high to me... I would think this shoudl be around $1000. Pemits are a whole $15-20, and hauling off is good, but doens't cost much. I'd get a couple more estimates... maybe call al ocal brick dealer (usually in gritty parts of town near train tracks) and ask if they know any masons who specialize in chimney repair.

And abandoning twigs, trash, or different issues that are blocking off your chimney. in case you do word "unusual debris", make constructive that the exhaust section is roofed with some style of chicken cord or mesh which will enable the smoke to exhaust good, and stop animal get right of entry to on an analogous time. it is likewise available that by way of the years of utilization, that the soot remnants have geared up as much as the factor that they could be complicated to clean by making use of frequent cleansing. could that be the case, that's advisable to have a expert chimney sweep bore out the pipe. solid luck!

hire a professional, one who is licensed and insured and guarantees his work.

It will not be cheap, the price offered is reasonable, it will not be quick, and you will surely get a headache
