I am interested in a property that has been vacant for over a year. The windows are boarded up and it is quite run down. I have checked the land parcel maps and tried to contact the name on the land title. I cannot find a phone number for her and the address that the taxes are sent to has no one picking up the mail so it got sent back. I also left a note on the door, it's still there. And I've spoken with neighbours who don't know anything. Does anyone have any suggestions, I wonder if maybe it is foreclosed now. Is there a way to find out? I live in Canada. PLEASE HELP!

Land titles office may give some indication if there is a mortgage registerd on the property, if so payments are being made, which means the bank would have contact info. if they are in default on the mortgage, you can see this on title as well, and may be able to work with the financial institution to buy the property or redeem the mortgage.

from land titles office, you may also be able to check who registered the papers (the law firm) and they may be able to assist.

Place an ad in local papers

teela records may give you indication as to when and who bought the property, which may direct towards the owners contact info

seek out the agent or agency who was involved in the last sale they may still be acting for the owner (this is likely an out of town owner or a company)

if the taxes are not being paid the town will likely put up the property for a tax sale, bid on it as a way to buy it, but also most likely the owner will come out of hiding close to the last date they can redeem the property and pay the bill, which will then give you way to contact them.

check with the town (planning or building department)n to see if there are any applications for the site to re-develop if so, there will be contact info on the application.

there may also be some out standing site violations from the bylaw enforcement office, and they will also have contact info.

I hope this gives you some idea as to how to contact the owner and or obtain the property.

I don't know about Canada but I would try the local Police station. Then the Post Office. Find a Real Estate agent and turn them loose on it. Should be a good way for them to spend a couple of hours. I do this knd of thing for clients all the time. Sometimes it's a dead-end. Ask the agent if there is such a thing as "Adverse Possession" in Canada. Good luck.

Check with city hall residential tax dept. are the taxes in arrears . the city can foreclose on the property for back taxes. I guess you want to buy it? city hall will also have info on the property. value etc. check the tax dept, building dept, water dept etc. the owner may be dead.
