You can call the realtor the house was sold through, and in each province of Canada there's an agency that keeps listings, even after closed. Look it up on google. I'm sure it's there somewhere.

there are a number of ways to find sale prices in areas.
If you are planning to buy a property with the use of an agent, the obvious source for the information will be the agent that you are intending to use.
you can go to the local tax assessment office and ask for the tax roll for tha area, this will give you the local assessment for all the homes in the area, which should give a decent indication as to how the home you are looking at, compares in the area.
you can hire an appraissor to complete a summary appraissal, this will give you a value as well as some comparables for the property you are interested in, if you discusss your plans with your mortgage broker, they may be able to use the appraissal later for financing purposes, so that you do not have to pay for the banks appraissal later.
you can visit the local land register office and check out the records for what the area history has been as far as sales dates and if you do a more detailed search, you can find out the mortgage amounts and sometimes also the sales prices.
if you offer any agent either compensation (for time worked) or ask them to represent you as your agent, they will do this all for you and represent you in their best possible way.
Their is also a company that collects these records and for a fee will sell you whatever it is that you want, their name is Teela records, and for the past decades they have been providing this service to the industry, government and financial institutions.

when everything is said and done, my advise would be to work with an agent and agency that you feel that will work in your best interest (buyer agency) which will cost you nothing and will ensure that you (and can demand) receive any and all information you require in order to make an informed decision.
How do you find a good agent, by asking your friends and relatives, who they have used and are happy to use in the future.

Ask a realtor for a CMA on that property, this is a comparitive market analysis. This is basically similar properties and what they sold for, a basic appraisal
