It means that there are some thiings you cannot do with that property. Ex.: Build a twenty story office building, raise elephants, put a mobile home on it. It could be anything. Have your agent look at the deed and they can tell you. It is usually not a real big deal. Some of these go back hundreds of years and are outdated. But they cannot ever be removed except by the originator or their heirs. Check it out. Some are quite interesting. These are NOT liens.

Seriously it means someone else decided for you what you (and the neighbors) can or can't do. In theory it "protects property value" or "improves quality of life". In reality it's crap.
What happens is that generally the homeowner's association is who enforces these rules, not the police. Sometimes you get a butthead as president of the HOA and he decides he doesn't like you. Suddenly you're in violations of a whole list of things (so he says) and he says if you don't do what he wants, he'll hire a contractor to do them *at your expense*.
In other neighborhoods people ignore the deed restrictions. It gives you a false sense of security. Then you find out your nextdoor neighbor is doing target practice in his back yard & shooting off big fireworks at 2am. You complain to the HOA but they don't care about your problems. In the end the neighborhood is as sucky as one without restrictions.
It can cover anything from types of animals you can keep or height of fencing. They can decide for you how many cats you can own, and that 3 dogs is too many. They can dictate what kinds of decorative flags you can hang on your porch. Or what brand of shed. Or how many feet from the front property line your trailer must be parked. Or a huge host of details in an effort to control your life.
You'll need to read the specific deed restrictions for that property and decide for yourself, but I'd pay MORE for a property without a Homeowner's Association telling me how to live or how many quarter-inches taller my grass can get before they harass me.

A deed restriction implies that there are some sort of restrictions attached to the property. You should obtain a copy of the deed and look through it thoroughly to see what type of restrictions are on the property.

It probably means that there is some problem with the title and the seller is only going to provide a quitclaim deed to the buyer. If you are interested in the property, then have an initial title examination completed to locate the problem and determine if it is worth pursuing the property.

The word faith comes from a Greek word that is a verb, an action word, James 2:14-26, " Faith without works is dead", what is meant here is works not resulting from faith, they are by their very nature the false fruits of a nonexistent faith. One can not have the fruits of faith that are true real without true and real faith.
