We are getting ready to lease (with option to buy ) our house. We are going to draw up a contract and have it signed in front of a notary. We have a list of things we are going to include in it, but wanted to make sure we didn't over look something important. Does anyone have any suggestions of things that should be included in it?

Don't even attempt it without an attorney. You are scaring me! Either draw it up and have him review it or let him draw it up with your stipulations. He will also have suggestions to cover yourself. Way too dangerous to attempt this yourself. Good Luck!

ask for a one year home warranty, that will cover any major repair issues that may occur in year one of ownership
