They undergo mitosis continuously because they have to replace the dead and damaged cells. That way we still can have our first level of defense against foreign pathogens and organisms.

skin cells have to undergo mitosis continuously because the cells of the outermost layers of skin are continuously falling off and need to be replaced.

Because the outer layer of the integument (epidermis) repairs a lot of damage. For example, it gets scraped on all sorts of surfaces, it is exposed to incredible range of temperature, it is exposed to ultraviolet light, etc. It needs to be replaced, and to fill this need, mitosis occurs frequently.

they're out in the open, they need to be replaced because they get the most mistreatment.
you get a new layer of skin every 28 days. all of the cell shed themselves and your body makes a new ones.
