An' live off the fatta the lan- well, this tells us that 1) Lenny's heard the story before, and he's able to recite it by heart and 2) they've got dreams for the future, though these dreams may not ne fulfilled
not sure about the grayabcks
about "got the eyes"- it means Curley's wife is already seemingly flirting an chatting, trying to attract the workers and get them into trouble (supposedly)

"An' live off the fatta the lan" --the dream of every working rancher in America: one's own piece of land and the money and means by which to live off of it. Not have to take orders from anyone and reap their own harvest.The conflict, of course, lies in this question: how will George succeed with Lennie at his side?
"Then how come he got graybacks?"-- graybacks mean lice.
"Married two weeks and got the eye?"-- This is when they are talking about Curley and his new wife. His wife has got the eyes that are looking around at other men. Curley’s wife is unfaithful and is always flirting with the ranch hands. She is bored and is looking for excitement.

"an' live off the fatta the lan" refers to the life of a vagabond living life as it comes, eating from the trees living out doors. Lenny and George
"Married two weeks and got the eyes?" if memory serves it is an inquiry to someone who has only been married a short while and already is looking for something different. I believe it is that slut wife of the boss. I haven' read it since High school and that was in 1977. I hope I was of help.

Live off the fat of the land - means literally to live off whatt the land provides, hunting, fishing, foraging

Married two weeks and got eyes, means the person has been married a short time and it looking around as other prospective breeding partners.

the grey back things I'd have to look into I don't recall the context that Steinbeck wrote that

Oh, Greybacks are ticks and lice, body parasites common among vagrants.
