Well, I would say it always best to follow up with prospective buyers as quickly as possible, since they may find smoething else with someone else if you don't.

As for buying in December versus January, if you are taking a mortgage, some of the closing costs can be taken on this year's tax return. whether that is good for your situation or not is something only you or your accountant can figure out.

Another plus is that there are usually two types of homes on the market this time of year - those that are overpriced and those owned by sellers who are quite motivated to sell for whatever reason, usually relocation...

1. Follow up regardless of the time of year. If you don't someone else will.

2. Anyone who is attempting to sell a home during the holidays is likely motivated. It's a great chance to get a better deal than during January. Business picks up alot in January so if your clients find a home they like, making an offer in December ,before the competition picks up, could allow for greater savings.

Another advantage (in Texas anyhow) of closing on a house in December instead of January is to be able to take the homestead exemption. It is only available to you if you own the house on January 1st of the taxing year.
