I need a team of real estate lawyers, but can't even afford lunch.?

My real estate partner talks to trees. City coming down on me with unreasnable repairs, like "pave the driveway" ($10K). Tennant hasn't paid in four months, (I can't get the paperwork right!). I Can't get a loan, substandard rating by city, credit score gone south, partner can't and won't sign and takes no responsability. Is partition only answer?

Sue your Partner make him help you. take the tennant to court and get your money
