We have started clearing things out, re-painting, etc. 2 of our rooms need new carpet bad, but we absolutely can not afford to replace it. We have no money to put into house so what are some "free" tips? Thanks

Well there are people out there who buy houses fast but they often buy them at lower the market value.

I would definitely interview a few real estate agents. Look at their marketing plan and go with the most aggressive. As far as getting your home ready, rent a steam cleaner and try cleaning the carpets. Make sure everything is in a place and not all over. Clean off your dressers, countertops, take down pictures, do all the little repairs that need to be done, and try looking at your home through buyer's eyes.

If you can afford to pay realtor fees use them. 80% of homes are sold by realtors. the faster you get it sold the faster you can get out of the mortgage payments. so if a realtor can sell it in 1 month and it takes you 6 on your own look own much you saved on payments. that helps with the commissions. other than that if your strapped don't put in new carpet, but try to paint and make things as clean as possible especially the baths and kitchen. You can offer a $5,000 carpet allowance (or whatever price you feel it would take to recarpet) in the price of the home.

In other words, list it at market value, sell it at market value, then at the closing, you give them a check back for $5,000 (or decided amount) towards the cost of the carpet. The closing agent can do that for you, also.

It's attractive to buyers doing this. In the meantime, just have the carpets you have professionally cleaned.

you can start by offering purchase credits for the amount it would take to make it the way you want it to be. Someone buying might not like the carpet you select but if you give them a purchase credit they can reduce it from the purchase price and pick out their own color, otherwise you may incur a cost for something they will just rip out.

It may also help weaker buyers appear as if they are putting more down toward the purchase price. They may be willing to live with it or just put down a rug.

Try to think in terms of what the BUYERS might want not what YOU would do if you wanted it.

If you are looking to sell it yourself (For Sale By Owner), then get it listed in as many places as possible. There are several free online places, as well as paid sites to do that.

http://www.craigslist.com has real estate listings as well as http://www.backpage.com

www.fsbo.com and www.forsalebyowner.com are two commercial places.

Get a sign up, tell all of your friends, get the word out that you want to sell.

Anything you can do to spruce up the yard would help a lot to interest potential buyers as well, so trim those bushes, rake those leaves, and hose down the driveway.

Also look for "want to buy" ads in the classifieds (online and in your local paper) and give them a call. They will probably try to give you a very low bid, but the more people you contact, the more likely it is to sell.
