Tell her to schedule an appointment if she wants to come over and if she wants to be paid rent.

I Don't know the Tenant/Landlord laws in Kansas, but in California a Landlord or Manager must first either call or place a note on your door, telling you that they would like to enter your apartment. They MUST have a specific reason to come into your apartment. They CANNOT just come in at any time they want to. The only exception on this is in case of a Fire, Medical or some other type of an emergency, then the landlord does not have to ask permission.

Kansas law states that the landlord must give "reasonable" notice, which is usually interpreted by the courts as at least 24 hours.
Exceptions are in case of emergencies (gas leak, etc.). She cannot enter if she suspects "illegal activity."
Short of investing in a video camera to see if she's gone in, I'd suggest lower-tech things, like sprinkling baby powder by the front door (on the inside) for footprints.

What a rat! You can request (in writing) 24 hours notice before your landlard or lady enters your home unless it is an emergency. An emergency as defined by law is an immediate danger to life or property...i.e. smoke or water is pouring out or someone is screaming for help! See if you have a landlord tenant agency in your area or call the attorney general's office or the better business bureau for more details regarding your tenant rights.

I live in kansas too. The thing is, it is completely legal for her to enter your apartment without your consent. Check your contract though, there might be loopholes. She is covered by law because, she can say she assumed there was illegal activity/destruction of the apartment going on. She needs no proof. Ask her about this. She may not know you dont like this.

Basic law principle - - Contract law generally supercedes statues
i.e. regardless of the state law, the terms defined in the lease establish the consent agreement between the landlord and tenant. READ THE LEASE. If it says he can enter at will then he can come and go as he pleases with or without your knowledge or consent. This is a common clause in lease agreements.

NO! Absolutely not. Unless it is an emergency (ie: gas leak, fire) She is required to give you proper notice (24 Hrs.)
