i`m going to look at a farm for rent any questions i should ask?

i`m looking at using the land for horses, there is 23 acres that comes with it.

Does the farm include the house? If so, what is the condition of the well and septic system?
How many acres? Are there any restrictions as to the number of animals you can raise on the acreage included?
Where are the boundary lines?
Are there any restrictions from the landlord as to what you can raise on the land, including crops and/or animals?

I was thinking it might be good to find one with an old farmer and his wife there maybe. Say they have a small house can still farm some. Buy it, build another house for yourself. Let em stay. They take care of the animals maybe. When they get old you bring em groceries and drive em to the doctors. Like adopting grandparents maybe. You would have to like the people. Seems like a win win situation. Better than a reverse mortgage I think. A reverse mortgage might get you too the doctors office but not with somebody cares about you.

I have 9 acres, the neighbor has a cow pen.

Are you planning to live on the farm that you are renting? Who keeps the feilds mowed, fences maintained, barn maintained and the house? Is there a water supply to the fields for the animals? Do they lease out for crops? If you plan on animals what animals can you have? (That depends on the fences and how big fields and paddock size). Ask about utilities. But since you would be using the water, electicity, gas/propane more than likely you have to pay for them.
